Everyone’s got “a take” on the market. You’ll use three numbers for your ZIP and type and let them decide how hard you push: Months of Supply (MOS), Days on Market (DOM), and Price-cut %.

The holy trinity of leverage

  • MOS: Balance meter. 6+ = buyers have the edge.

  • DOM: Velocity. Past 30 and rising? Sellers get flexible.

  • Price-cut %: Pain index. More cuts = more room for credits.

Your 3-minute mission

  1. MOS: Realtor.com → choose your metro → grab Months of Supply (≥6 = green light to push), or FRED

  2. DOM: Redfin city page → compare median DOM vs last month and year (rising = leverage).

  3. Price-cuts: Same Redfin page → % with price drops (elevated vs 12-mo avg = negotiate).
